Campus 244, north of Atlanta, transforms a 1970s modernist concrete headquarters into the anchor of a new mixed-use district. The three-story, 286,000-square-foot structure is organized around two light wells and reconfigured to improve site connectivity and merge interior and exterior spaces. A new 60-foot-wide, daylit passage and relocated core redefine circulation and activate the ground plane.

Two new timber floors rise above the existing frame, introducing terraces and natural wood detailing that complement the building’s modernist character. A hotel and restaurant pavilion frame a central events square; the black brick hotel forms a backdrop to the lawn, while the flexible pavilion opens to the outdoors through terraces and operable walls.
